Ah, and they give you a bee-oot-iful silver badge and a lovely uniform
to with it, eh?

Being a property owner gives you authority to have trespassers
removed, but if said trespasser doesn't feel like answering your
questions, you have no authority to demand the answers, and you
probably can't remove-by-force on your own.  There are other limits on
your authority, too, some of which the management  company no doubt
put in the CCRs, and which may explicitly include dealing with the
parking lot.

No, but are you going to convince the anybody's that your opinon
matters?  If you have a uniformed officer assisting with you, maybe.
